An affiliate of RM Communities acquired this 310-unit apartment property in May, 2019. The business plan was to make capital improvements to the exterior of the building and renovate a majority of the units to bring rents up to market, which at sale, was projected to generate a property-level IRR of 17.4%.
In the subsequent months, 219 of the 310 units were renovated and all renovated units were successfully leased, achieving an average premium rent rate of $134/month over the prior rent rates.
Based on this strong execution of the business plan which drove a 23% increase in the rental rate, the affiliate of RM Communities was able to successfully sell the property on October 25, 2021, resulting in a 23.1% property-level IRR, a 1.53x equity multiple and 5.3% average cash-on-cash return for investors.2,3

Todd Hanson is the Managing Director for RM Communities across the US with responsibility for overall strategy and directing all investment activities while also maintaining and developing capital and partnership opportunities. He was previously EVP, Head of Investments at a large multifamily PE firm and was a Director of the Real Estate Strategic Advisory Group at Houlihan Lokey Capital. Before joining Houlihan Lokey, Mr. Hanson was a corporate attorney with the Transactions Group of O’Melveny & Meyers, specializing in real estate and related capital markets transactions. He holds a B.A. with highest distinction in Economics and Finance from the University of Minnesota, where he was an Academic All- American Scholar; a J.D. magna cum laude from the University of Minnesota Law School, where he was a recipient of the NCAA Post-Graduate Scholarship; and an MBA from Northwestern University’s Kellogg School of Management.

Derek Jensen is a Director of Acquisitions for RM Communities, the direct acquisition arm of RealtyMogul, and has responsibility for overseeing direct acquisitions of multifamily opportunities in target markets across the US. Mr. Jensen has over 20 years of real estate experience, concentrated in the acquisition, management and disposition of over 10,000 multifamily units including market rate, value-add, affordable housing and fractured condominiums. Mr. Jensen has held positions at several private and institutional firms including Pacifica Companies and GFI Partners.

Christian Popoff is the Vice President of Asset Management for the RM Communities portfolio. His focus is centered on RMC’s growing collection of investments with an emphasis on maximizing performance, value creation, and acquisitions collaboration. With over 18 years of professional experience in commercial real estate investment management, he has a versatile background in all asset types through various roles as an advisor and owner/lender representative. He holds a B.S. in Finance from the University of Nevada, an MBA from National University, and completed the Light Construction & Development Management certification program at the University of California, Irvine.

He was previously a Development Analyst at national multifamily developer and a Senior Associate at PricewaterhouseCoopers in the Real Estate Valuation and Transaction Advisory group.
